Following the Construction Management route, LDB works as a member of our client’s professional team. We manage the project on behalf of our client, but all the specialist subcontractors enter into individual contracts directly with the client.
LDB acts both as the Construction Manager and as Financial Manager. We plan and manage the entire build, from planning through procurement to co-ordinating the efforts of everyone involved. We work the same way we would under a traditional contract with the same high levels of supervision and expertise from beginning to end.
On the financial side, we make sure that any deviation in terms of cost is identified as soon as possible and ensure our client is fully updated as to the total project costs.
This route can suit clients who want to be more involved. It can save both costs and time and usually results in an earlier starting date. It only works if the whole team pulls together though, and we can achieve just that for our clients.
